Project in the Spotlight: Transformation of a 1930s Apartment in Roeflerdam Kralingen

This case study highlights one of our most remarkable Global Bouw projects: the complete renovation of a 1930s apartment in the picturesque Kralingen district of Roeflerdam. This project offered both a challenge and an opportunity to showcase our expertise in renovating older homes, combining authenticity with modern amenities.

Reviving Old-Fashioned Charm
The apartment purchased by our clients had great potential but was in poor condition. Original interior features, such as parquet floors, doors, and decorative elements, were worn out and in need of restoration. The layout, typical of 1930s apartments with small, isolated rooms, no longer met modern expectations for comfortable living space.
The main project objectives were:
Preservation and restoration of original elements: retaining as many authentic details as possible, such as parquet floors, doors, moldings, and other historical features.
Modernization of the layout: creating a more open kitchen and functional spaces that meet the modern needs of the family. Reorganizing zones to generate more natural light and improve circulation.
Renewal of technical installations: complete replacement of outdated electrical wiring, heating, plumbing, and sewage systems. Installation of modern ventilation and air conditioning systems.
Improvement of energy efficiency: enhancing thermal insulation of walls, floors, and ceilings, and installing energy-efficient windows and doors.
Contemporary design: integrating modern design elements that harmoniously complement the apartment’s historical style.
Strict adherence to budget and deadlines: ensuring timely and cost-effective project delivery.
The Global Bouw team, consisting of architects, interior designers, and engineers, developed a detailed renovation plan that addressed all the client’s needs and wishes.
Execution: A Combination of Tradition and Innovation
The renovation process was complex and involved multiple phases. We demolished old structures, removed damaged elements, and prepared the apartment for new technical installations and finishes.
Key Work Phases:
Dismantling and Preparation: Removing old cladding, pipes, and electrical wiring. Stripping old plaster and paint from walls and ceilings. Reinforcing load-bearing structures where necessary.
Utilities: Installing new water and sewage pipes, modern electrical wiring meeting safety and energy efficiency standards, a heating system with new radiators and/or underfloor heating, and a ventilation and air conditioning system.
Restoration of Original Elements: Careful restoration of parquet floors, doors, windows, moldings, and other historical details. Specialized tools and technologies were used to restore the original appearance.
Reconfiguring the Apartment and Constructing New Walls: Creating new partition walls to optimize the layout. Installing sound insulation for comfortable living.
Finishing Works: Plastering and painting walls and ceilings, laying new tiles in bathrooms and kitchens, installing sanitary fixtures and lighting.
Floors: Restoring and finishing the original parquet, installing tiles or other modern flooring in functional areas.
Windows and Doors: Restoring original windows and doors or replacing them with modern, energy-efficient models that match the historical style.
Final Finishing and Decoration: Installing baseboards, outlets, and switches, and placing furniture and decorative elements.
During the restoration of the parquet floor, we encountered missing fragments. Our craftsmen sourced and reused old parquet to restore the floor’s integrity and maintain its original appearance. Similarly, during the restoration of moldings, we used specialized materials to recover the details and texture.
An Experience We Still Value Today
This project provided Global Bouw with valuable experience in turnkey renovations of older homes. We learned that with the right approach, it is possible to preserve a building’s historical character while creating a modern and comfortable space.
